One part of Bowling Green is moving faster and at higher prices

The biggest thing to know right now: Bowling Green is not one market. It is several. The three months ending July 31, 2026 show real gaps between ZIP codes in price, speed, and competition. Knowing which side of that gap your home sits on changes everything about how you price it.

ZIP 42103 is the standout

The Real Estate Data Aggregator counted 93 homes sold in ZIP 42103 in the three months ending July 31, 2026. The median sale price there hit $440,000, up 18.3% from the same three months in 2025. That is a real jump. The Federal Housing Finance Agency reported U.S. prices rose 2.6% over the same stretch. So 42103 is running well ahead of the national pace.

Speed matters too. The Real Estate Data Aggregator found that 32.4% of homes in ZIP 42103 went under contract within two weeks of listing. That share rose 4.9 points from a year earlier. Nearly 1 in 3 homes there did not sit long. Sellers in that ZIP had less time to wait for a better offer.

ZIP 42101: more homes, but prices dipped

ZIP 42101 is the busiest part of Bowling Green by volume. The Real Estate Data Aggregator counted 203 homes sold there in the three months ending July 31, 2026, up 6.8% from a year earlier. But the median sale price slipped to $265,000, down 4.3% from the same period in 2025. Prices dipped a little even as more homes changed hands. That is worth knowing if you are pricing a home there.

Homes in 42101 also took longer to sell. The median days on market was 86, which is 7 days shorter than a year ago, but still longer than 42103 or 42104. Only 16.1% of homes went under contract within two weeks, down 5.5 points from last year. Not every home sold fast.

ZIP 42104: faster decisions, steady prices

ZIP 42104 landed in the middle on price. The Real Estate Data Aggregator put the median sale price at $325,995, up 1.9% from a year earlier. That is modest growth. But 31.6% of homes went under contract within two weeks, up 4.9 points from 2025. Homes there are moving quickly even if prices are not climbing fast.

The median days on market in 42104 was 75 days, 20 days shorter than a year ago. That is the biggest improvement in speed of any ZIP code here. Buyers in 42104 are deciding faster.

The wider picture: rates are a real factor

Mortgage rates climbed back above 7% in late September 2026, according to Realtor.com. CNBC reported the average rate on a 30-year fixed loan with a conforming balance reached 7.30%. That affects what buyers can afford. It also explains why nationally, Realtor.com found 20.8% of listings had a price cut in September 2026. Bowling Green is not immune to that pressure.

The Federal Housing Finance Agency reported U.S. prices rose 0.3% from June to July 2026, on a seasonally adjusted basis. Year over year, that agency put national price growth at 2.6%. ZIP 42103 at 18.3% price growth is a very different story from the national average.

What this means for you

If you are in ZIP 42103, buyers are moving fast and paying more. Sharp pricing still matters: the Real Estate Data Aggregator shows the average sale came in at 97.3% of list price there. Overpricing still costs you.

If you are in ZIP 42101, the price dip of 4.3% is real. More homes are selling, but buyers have choices. The Real Estate Data Aggregator counted 315 homes for sale there, down 11.3% from last year. Supply is tighter, yet prices still slipped. Pricing carefully from the start is the move.

ZIP 42102 had only 2 homes sold in the three months ending July 31, 2026, per the Real Estate Data Aggregator. That is too small a sample to draw firm conclusions. The story for that ZIP comes from the wider market data alone.
