Primary market supply is close to the national level

The National Association of Realtors put U.S. months of supply at 4.9 months, the highest level in over ten years. Two large parts of this market are right there with it. That one fact changes what both buyers and sellers should do right now.

These numbers cover the three months ending July 31, 2026. That is the period every figure below comes from.

The Real Estate Data Aggregator counted 649 new listings and 508 sales across the five ZIP codes. More homes came to market than sold. That gap is worth paying attention to.

The Real Estate Data Aggregator shows 42101 and 42104 each at 4.8 months of supply. That is nearly exactly what the National Association of Realtors reported for the whole country. 42103 is a little tighter at 4.3 months. 42134 is the outlier at 7 months, up 1.9 months from a year ago.

Seven months of supply means sellers in 42134 face real competition. Not every home there is moving fast. The median days on market in 42134 was 140 days, according to the Real Estate Data Aggregator. That is 56 days longer than a year ago.

The Real Estate Data Aggregator shows the median price in 42101 dipped 4.3% from a year ago, to $265,000. That is an honest admission: prices there did soften. At the same time, 42103 jumped 18.3% to $440,000. 42104 edged up 1.9% to $325,995.

Prices moving in different directions across ZIP codes is normal when supply varies this much. One number does not cover all five areas.

The Real Estate Data Aggregator found that 32.4% of homes in 42103 went under contract within two weeks. In 42104 it was 31.6%. Those are solid numbers. In 42134, only 13.5% moved that fast. Speed depends heavily on which ZIP code you are in.

What rates mean for buyers right now

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year fixed averaged 6.60%. Realtor.com noted on October 1, 2026 that rates crossed 7% in late September for the first time since January 2025. Higher rates mean buyers are weighing each dollar carefully. That is one reason pricing and preparation matter for sellers.

Realtor.com also reported active listings up 6.3% from a year ago, the fastest pace in at least six months. More supply nationally lines up with what the Real Estate Data Aggregator shows here.

What this means for you

For buyers, more supply can mean more time to look and more room to negotiate. That is especially true in 42134, where the Real Estate Data Aggregator counted 7 months of supply.

For sellers, the picture is not gloomy, but it is honest. The Real Estate Data Aggregator shows sale prices averaged 97.7% of list price in 42101 and 42104. Homes are still selling close to asking. The ones that do well are priced right from day one.
