Primary market inventory is close to the national supply level

Here is the number that changes things most for homeowners right now. The National Association of Realtors puts national supply at 4.9 months. The Real Estate Data Aggregator counted 811 homes for sale across the Primary market in the three months ending August 31, 2026. That puts this market right alongside the national picture. Buyers have more to compare than they did in the tight years.

The National Association of Realtors says national supply hit 4.9 months, the highest level in over ten years. That is the backdrop every seller is working against right now.

How supply stacks up, ZIP by ZIP

Not every part of this market reads the same. The Real Estate Data Aggregator shows months of supply ranging from 1.5 months in ZIP 42102 all the way to 6.3 months in ZIP 42134. That is a wide spread. Where you live matters more than the market average.

ZIP 42101 is the closest match to the national figure. The Real Estate Data Aggregator counted 4.8 months of supply there, just a sliver below the 4.9 months the National Association of Realtors reported nationally. Supply there fell 0.5 months from a year ago.

ZIP 42134 is the softest spot. The Real Estate Data Aggregator shows 6.3 months of supply, up 1 month from a year ago. Homes there took a median 103 days to sell, which was 19 days longer than the same period in 2025. Not every home sold fast there, and sellers should know that.

ZIP 42104 also sits above the national figure. The Real Estate Data Aggregator counted 5.3 months of supply, up 0.8 months from last year. Homes sold fell 14.7% year over year there. The median sale price dipped 1.2% to $325,995. Small moves, but worth watching.

Prices and pace across the market

Prices are not moving the same way in every ZIP. The Real Estate Data Aggregator shows a 9.7% gain in ZIP 42103, where the median hit $422,450. ZIP 42134 was up 14.8% to $287,000. ZIP 42101 was up a modest 1.3% to $268,450. ZIP 42104 slipped 1.2%.

Sale to list ratios are steady across all ZIPs. The Real Estate Data Aggregator puts them between 97.5% and 97.9%. Sellers are getting close to their asking price, but not over it in most cases. Only 11% of homes in ZIP 42101 sold above list, and 6.1% in ZIP 42103.

Pending sales show buyers are still active

The Real Estate Data Aggregator counted 495 pending sales across the Primary market in the three months ending August 31, 2026. That is nearly as many as the 494 homes that closed. Demand has not dried up. Buyers are just taking a little more time.

Rates are adding pressure for buyers

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year fixed averaged 6.73%. Those numbers make monthly payments feel heavier. That is part of why buyers are comparing more homes before committing.

Realtor.com reported active listings across the country are up 6.7% from a year ago as of October 8, 2026. That is the fastest pace of growth since February. More supply nationally means buyers everywhere have more to look at.

Quick contracts are still happening in some spots

The Real Estate Data Aggregator shows that 29% of homes in ZIP 42104 went under contract within two weeks of listing. That share was up 5.6 points from a year ago. ZIP 42103 saw 27.5% go that fast, up 1.5 points. Right-priced homes are still moving quickly in those ZIPs.

These are market-wide numbers for the three months ending August 31, 2026. One street can read very differently from the whole ZIP code. A home on a quiet cul-de-sac in 42103 may move faster than the ZIP average. A home in 42134 near a busy road may sit longer than 103 days. The details matter.
