One part of Primary market is moving much faster than the rest
The Real Estate Data Aggregator counted 32.4% of homes in ZIP 42103 going under contract within two weeks. In ZIP 42134, that share was 13.5%. That gap tells buyers and sellers to plan by their ZIP, not by the market as a whole.
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com reported rates crossed 7% in late September for the first time since January 2025. Higher rates slow buyers down. But some parts of Primary market are still moving quickly.

ZIP 42103 and ZIP 42122 led the market. The Real Estate Data Aggregator showed 32.4% of homes in 42103 went under contract within two weeks. That share rose 4.9 points from a year before. In 42122, 31.3% did the same, up 20.6 points from a year before.
ZIP 42134 sat at the other end. The Real Estate Data Aggregator counted 13.5% of homes there going under contract within two weeks. Median days on market in 42134 was 140 days, which was 56 days longer than the same period a year before.
Days on market tell the same story
ZIP 42276 had the shortest median at 64 days, per the Real Estate Data Aggregator. ZIP 42134 was more than twice as long at 140 days. Not every home in a fast ZIP sold fast, and not every home in a slow ZIP sat forever. These are medians.
A closer look at the two ends

The Real Estate Data Aggregator showed 42103 had 4.3 months of supply. That is tighter than 42134, which sat at 7 months. More supply means buyers have more choices and more room to negotiate.
What about the whole market?
The Real Estate Data Aggregator counted 657 homes sold across Primary market in the three months ending July 31, 2026. There were 1,138 homes for sale. Those whole-market numbers hide a lot. A ZIP with 140 days on market and a ZIP with 64 days both sit inside that total.
Nationally, the National Association of Realtors reported months of supply at 4.9 months, the highest level in over ten years. Realtor.com reported active listings up 6.3% from a year ago. More supply nationally can give buyers more power. But in ZIP 42206, the Real Estate Data Aggregator counted only 2.6 months of supply. Local conditions can run opposite to national trends.
Prices moved in different directions too
The Real Estate Data Aggregator showed the median in ZIP 42103 rose 18.3% from a year before, to $440,000. ZIP 42122 rose 16%, to $540,000. ZIP 42101 dipped 4.3%, to $265,000. Prices did not move the same way in every ZIP.
The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between second quarter 2025 and second quarter 2026. Some Primary market ZIPs beat that by a wide margin. Others did not.

One street inside a ZIP can read differently from the whole ZIP code. A corner of 42101 near a school may move faster than the ZIP average. A stretch of 42103 with older homes may sit longer. These numbers give you the starting point, not the whole answer.
