Franklin buyers have more room to negotiate than a year ago

The one number that changes what sellers should do right now: only 5.6% of Franklin homes sold above list price in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is down 3.2 points from the same period a year ago. Fewer bidding wars means your list price does more work than ever.

Nationally, Realtor.com reported that price cuts reached 20.8% in September 2026, the highest since October 2022. Franklin is not immune to that pressure. The Real Estate Data Aggregator shows homes here sold for 97.8% of list price on average, down 0.5 points from a year before. That gap is small, but it is moving in one direction.

Homes are taking longer to sell

The Real Estate Data Aggregator counted a median of 103 days on market in Franklin for the three months ending August 31, 2026. That is 19 days longer than the same stretch a year ago. Not every home moved slowly, but sellers should plan for more time than they needed last year.

Rates are adding pressure too. CNBC reported the average 30-year fixed mortgage rate rose to 7.49% as of October 7, 2026. That slows buyer decisions and gives those who do show up more reason to ask for concessions.

Supply is up, sales are down

The Real Estate Data Aggregator counted 147 homes for sale in Franklin during the period, down just 5.8% from a year ago. But homes sold fell harder, down 20.9% to 72 closed sales. More choices for buyers, fewer transactions overall.

Months of supply reached 6.3 months, up 1 month from a year ago, according to the Real Estate Data Aggregator. That is a real shift toward a more balanced market. It gives buyers time to think and room to ask questions.

A bright spot: some homes are moving fast

Not every home sat for 103 days. The Real Estate Data Aggregator found that 16.9% of Franklin homes went under contract within two weeks of listing. That share is actually up 7.6 points from a year ago. Priced well and in good shape, some homes still move quickly.

What this means for you

For buyers, a 97.8% sale-to-list ratio means there is a little room to ask. Repairs, closing costs, a price trim. It is not a guarantee, but it is more realistic than it was a year ago.

For sellers, the median sale price is still up 14.8% from a year ago, per the Real Estate Data Aggregator. Prices have not fallen. But with only 5.6% of homes selling above ask, the days of easy bidding wars are quieter. List price strategy matters more now.
