Bowling Green sales rose even as one part saw prices dip
Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. That is the headline fact every Bowling Green homeowner should sit with. Rates that high can slow buyers down. But the Real Estate Data Aggregator counted 438 homes sold across Bowling Green in the three months ending July 31, 2026. Demand did not disappear. It just got pickier about price and location.
That said, results varied a lot by ZIP code. One part of town saw prices dip. Another saw them jump. Knowing which side your home sits on matters more than the overall number.
Where prices dipped: ZIP 42101
The Real Estate Data Aggregator put the median sale price in ZIP 42101 at $265,000 for the three months ending July 31, 2026. That is down 4.3% from the same months in 2025. Prices dipped. That is a real admission. Yet the same data counted 203 homes sold in 42101, up 6.8% from a year before. Buyers were still active. They just paid a little less.
Homes in 42101 also sold faster. The Real Estate Data Aggregator showed median days on market at 86, which was 7 days shorter than the year before. Supply fell too, down to 4.8 months from higher a year ago. So even where prices dipped, the market was not stuck.
Where prices rose: ZIP 42103
ZIP 42103 told a different story. The Real Estate Data Aggregator put the median sale price there at $440,000, up 18.3% from a year before. That is a big move. Fewer homes sold, 93 compared with more the prior year, a drop of 5.1%. But the homes that did sell commanded stronger prices. Nearly a third went under contract within two weeks of listing, according to the Real Estate Data Aggregator.
ZIP 42104: sales up, prices steady
ZIP 42104 sat in the middle. The Real Estate Data Aggregator counted 140 homes sold, up 6.9% from a year before. The median sale price was $325,995, up just 1.9%. Homes got to contract faster too. Median days on market was 75, which was 20 days shorter than the year before. That is the biggest speed gain of any ZIP in Bowling Green this period.

What rates above 7% mean for Bowling Green
Realtor.com reported rates surged above 7% for the first time since January 2025. CNBC put the average 30-year fixed rate at 7.30% as of September 30, 2026. Rates that high raise monthly payments. They can push some buyers to the sideline. Yet Bowling Green's own numbers, counted by the Real Estate Data Aggregator, show 438 sales still closed in three months. Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Bowling Green's results were mixed by ZIP, but the overall sales count held up.
Realtor.com also noted that 20.8% of listings nationally had their price reduced in September 2026. That is a reminder: overpriced homes are sitting longer everywhere. Bowling Green is not immune to that.
