Bowling Green inventory stayed tight even as more homes came to market

More homes came to market in Bowling Green this summer. That is real competition for sellers. But supply did not loosen the way you might expect, and that changes how you should think about pricing your home.

These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 528 new listings across ZIPs 42101, 42102, 42103 and 42104 combined. Yet 664 homes were for sale at the same time. More choice, yes. A flood of inventory, no.

Supply stayed tight in the two biggest ZIP codes

Months of supply tells you how long it would take to sell every home now listed, at the current pace. Under six months generally favors sellers. The Real Estate Data Aggregator put 42101 at 4.8 months and 42103 at 4.3 months. Both are down 0.5 months from a year ago. That is tighter, not looser, even with more listings coming in.

ZIP 42104 is the one area where supply rose. The Real Estate Data Aggregator counted 5.3 months there, up 0.8 months from a year ago. Homes sold in 42104 fell 14.7% year over year. Price also dipped a little, down 1.2% to a median of $325,995. That is the one part of Bowling Green where buyers have a bit more room to negotiate.

ZIP 42103 stood out. The Real Estate Data Aggregator showed a median sale price of $422,450, up 9.7% from the same three months in 2025. That is a meaningful gain. Sales there also rose 8.9% year over year, to 98 homes sold.

ZIP 42101 was steadier. The median came in at $268,450, up just 1.3%. That is not exciting, but it is still moving in the right direction. The Real Estate Data Aggregator counted 200 homes sold there, up 1.5% from a year ago.

How fast are homes going under contract?

Speed varies a lot by ZIP code. The Real Estate Data Aggregator found that in 42104, 29% of homes went under contract within two weeks of listing. That share rose 5.6 points from a year ago. In 42103, 27.5% did the same, up 1.5 points.

In 42101, that share was 15.9%, down 1.9 points from a year ago. Not every home sold fast there. But 200 homes still closed in three months, so buyers are active.

The national picture adds one more thing to watch

Nationally, Realtor.com reported that active listings grew 5.5% year over year, topping 1.16 million homes for sale. More supply at the national level can shift buyer expectations, even in a market like Bowling Green.

Rates are also higher. CNBC reported the average contract rate on a 30-year fixed mortgage reached 7.49% last week. That affects what buyers can afford and how many are looking.

Realtor.com also noted that 20.8% of listings nationally had a price cut in September 2026. That is nearly 1 in 5 homes. Bowling Green is not immune to that pressure, especially in 42104 where prices already dipped.

What this means if you own a home in Bowling Green

New listings are real competition. The Real Estate Data Aggregator counted 258 new listings in 42101 alone, up 9.3% from a year ago. Buyers now have more to compare your home against.

But supply has not tipped into buyer territory in most of Bowling Green. Homes are still selling. Pricing and condition decide which ones move first.

One more thing: one street can read very differently from the whole ZIP code. The numbers above are averages. Your block, your price range and your home's condition all matter.

  1. Bowling Green saw more listings arrive in the three months ending August 31, 2026. Supply stayed below 5 months in 42101 and 42103, meaning the market is not loose.
  2. ZIP 42104 is the exception, with supply rising and prices dipping a little.
