Another part of Primary market has more choices and slower sales

These numbers cover the three months ending August 31, 2026. One number stands out above the rest. The Real Estate Data Aggregator counted 12.3 months of supply in ZIP 42164. That means sellers there need sharper pricing and real patience right now.

The National Association of Realtors put the U.S. supply at 4.9 months, its highest level in over ten years. ZIP 42164 is running at more than twice that national figure. That gap is worth understanding if you own or are shopping there.

How did 42164 get here? New listings jumped 42.6%, according to the Real Estate Data Aggregator. At the same time, homes sold fell 28.8%. More homes coming in, fewer going out: that is how supply climbs fast.

The median sale price in ZIP 42164 edged up just 0.6%, to $236,400, per the Real Estate Data Aggregator. Prices have not collapsed. But sellers are getting 96.6% of their list price on average, down 0.4 points from last year. That small slip tells you buyers are pushing back a little.

Mortgage rates are adding pressure across the whole market. Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. CNBC reported rates hit their highest level in three years this week, above 7.5%. Fewer buyers can stretch to full price at those levels.

The rest of Primary market tells a different story

Not every ZIP code is sitting on a pile of unsold homes. The Real Estate Data Aggregator shows wide differences across this market.

ZIP 42103 had 4.3 months of supply and 98 homes sold, up 8.9% from a year ago, per the Real Estate Data Aggregator. Its median sale price rose 9.7% to $422,450. That is a much calmer picture than 42164.

ZIP 42101 sold 200 homes, up 1.5%, with supply falling to 4.8 months, down 0.5 months from last year. The Real Estate Data Aggregator also shows days on market fell 8 days there. Things are moving.

What this means if you are a seller in ZIP 42164

With 149 homes for sale and only 37 sold in the period, your competition is real. The Real Estate Data Aggregator shows 20.4% of homes went under contract within two weeks of listing. That means the right price still moves a home. But only 5.6% of homes in ZIP 42164 sold above list price, down 2.7 points from last year. Overpricing is a risk.

Realtor.com reported active listings nationally are up 6.7% from a year ago. ZIP 42164 is running far ahead of that pace, with homes for sale up 53.6%. Patience and a sharp price are the two tools sellers have right now.

More choices and slower sales give you room to compare. You can take time and ask questions. The median price of $236,400 is one of the lower entry points in this market. The trade-off is that rates are high. Freddie Mac put the 15-year fixed rate at 6.73% as of October 8, 2026. Run the numbers carefully.
